Nationwide Elevator & Escalator Consulting
Independent elevator and escalator consulting for building owners, property managers, associations, and institutions nationwide. Our consultants and QEI certified inspectors know this industry from the inside out, and we put that experience to work protecting your investment and making sure you get what you pay for.
About Us
Everyone at Integrity came up through the elevator business itself: turning wrenches in the field, troubleshooting controllers, running modernizations, managing service routes, and handling national accounts. We understand how the companies on the other side price a job, staff a route, write an invoice, and defend both.
That knowledge now works exclusively for building owners. We guard the asset, surface the money buried in agreements and billing, and verify that the service delivered matches the service purchased.

Our Services
Nine services that follow your equipment from installation to replacement. Most engagements begin with one of these three.
An independent, on-site evaluation of your vertical transportation equipment. We document true condition, verify your maintenance program is actually being performed, review code compliance, and establish remaining useful life, delivered as a written report with prioritized findings and a realistic modernization budget.
Learn MoreLine-by-line review of your maintenance agreement before you sign, renew, or terminate. We identify the exclusions, escalation clauses, automatic renewals, and vague scope language that cost buildings money for years, and tell you exactly what to negotiate and what to strike.
Learn More
Photo: specifications / drawingsProfessionally written specifications for maintenance contracts, modernization projects, and new construction. A clear specification forces service providers to bid identical scope, eliminates change-order loopholes, and gives you an enforceable standard for the life of the agreement.
Learn MoreProcess
The same simple model whether you run a single hydraulic or a thousand-car portfolio.
Walk us through your equipment, your agreements, and whatever prompted the call. The scope gets built around your situation rather than a preset package.
We examine the machines, the maintenance history, the contract language, and the billing trail until the full picture, including the leaks, is on paper.
You get documented findings and enforceable specifications, and we remain at your side through bids, repairs, testing, and the service that follows.
Recent Findings
Every engagement below started the same way: an owner or manager asked us to look at something before approving it.
Property Manager, New Jersey
$4,000 back
on day one
The very first repair proposal we reviewed for this client carried a $4,000 overcharge. It was approved for payment and would have gone out the door unquestioned.
Commercial Property, Brooklyn
An entire
upgrade voided
The building was quoted, and then invoiced, for a control system upgrade that the installed system already included. We killed the quote and the invoice.
Association, Miami
Six months
of billing stopped
Six months of maintenance and callback invoices with no documented maintenance visits behind them. We stopped the callback billing and put the service provider back on the hook for the contract.
The Case for Oversight
Service agreements are drafted by the service providers who profit from them. Left unexamined, skipped maintenance, padded invoices, and inflated proposals can run for years without a challenge. Integrity was founded to be that challenge.
Twenty-one years and counting in the trade, backed by consultants and QEI certified inspectors who have done the same work. When a service provider says something cannot be done, we know whether that is true.
We are privately held and beholden to clients alone. No investment fund, no conglomerate above us, and no acquisition machine gobbling up the competition.
One set of specifications, one reporting format, and one level of scrutiny applied to every building you operate, regardless of the state.
FAQs
The questions owners and managers bring us most often, answered plainly.
Many consultants came into this work from an elevator company's sales desk. Ours came from the machine room. Our consultants and inspectors evaluate work they have performed themselves, and because the firm is privately held, no outside owner has any say in what we report to you.
It rarely does. Reputable service providers are used to working alongside a consultant, and many prefer it, because the scope is clear and the disputes stop. What changes is that proposals get reviewed and callbacks get documented. A provider who objects to that is telling you something useful.
Gladly, and it is among the most common ways clients start. We flag the exclusions, the coverage holes, and the escalation language before they turn into invoices.
Everything that moves people or freight vertically: traction and hydraulic elevators, escalators, moving walks, dumbwaiters, and lifts, on any major manufacturer's equipment and controls.
